Bridges Estate House: Market advice

Bridges Estate Agents in Uppermill gives advice to those putting their house on the market

AS THE local property market continues to show improvement, now is the time to start thinking about the offers you will receive and how you will respond to these offers.

Bridges logoAgents are obliged by law to forward all offers, however low, to vendors as soon as possible after the offer is received.

Bridges Estate Agents recommend you try and consider each offer quickly, as buyers can sometimes lose interest and start to look at other properties, particularly if they do not have a property to sell or have sold subject to contract.

Some buyers will even put offers in with other estate agents at the same timeto see if they can get a good deal.

Never dismiss an initial offer outright though – even if it is far too low. Insteadspeak with your estate agent and indicate a price range you would be willing to consider.

Then leave it with the Estate Agent to try and negotiate on your behalf. Never discuss negotiations with a viewer in your property – that is what you pay your estate agent to do for you.

Always make it clear with your estate agent and potential buyers what is and is not included in the sale, such as white goods, curtains or carpets etc.

When you do accept an offer, you are under no obligation to remove your house from the property market. However, it is good practise to cease viewers once a deal as been agreed and a buyer starts to incur costs, such as instructing a solicitor to manage the sale or organising a survey.

A reputable estate agent will continue to take the details of potential viewersright up to exchange of contracts and keep these on file, just in case the saledoes not go ahead for any reason.
