WE ARE often asked the questions “Should I rent my property?” and “What is the rental market like?”
Their main concern is as the property market improves, the rental market decreases. This is true to a certain extent but over the last few years while the property market was in a slump, the rental market was booming due to banks increasingly making it more difficult for people to get a mortgage or people not wanting to dip their feet in the property market.
However, there has always been a rental market and there will always be a rental market.
As the rental market becomes more competitive landlords should make their properties more presentable than others similar to ensure the prospective tenant chooses their property over the next.
Like any business, a little investment is needed. After a tenant has left, a property can sometimes feel a little “lived in” and just giving it a good clean may not be enough.
Good landlords will decorate throughout and clean the carpets. They may even replace carpets, especially in the bedrooms.
Even though to some this may seem unwanted expenses, our advice is that for every month a property is left empty, that loss of rental money maybe equal or more than the expense to keep the property in a good presentable condition.
