A FORMER toilet block is set to be demolished and replaced with a building that will be used as a private garage and a study/workshop.
The facility at the junction of High Street, Delph Lane and Hill End Road in Delph has been redundant for a number of years and was sold after being declared surplus by Oldham Council.
Now the authority has given the go ahead to Rod Lawson’s plan for a ‘single storey, low profile and functional’ structure at the rear of the site – three years after its was applied for.
And it is claimed it will end ‘its association with anti-social behaviour.’
Access will be from Hill End Road and vehicles will be able to turn and documents supporting the scheme sate: “It will be an attractive building that will fit well within its setting.
“It is of high quality design that befits its position in Delph village. The proposal will make good use of a small village centre site.”
After receiving the proposal in 2023, Oldham Council planning officers have now given it the go ahead, after a similar plan was refused in 2017 after the reasons why it was turned down were overcome.
And in a report, they state: “The proposed building would be relatively modest in scale and would be finished in external materials similar to those of many of the buildings in the area.
“In this regard, the proposal would retain some of the features which make a positive contribution to the character and appearance of the Conservation Area.
“By virtue of its location in relation to neighbouring properties, as well as its scale, it is considered that the proposal would not lead to any significant overbearing, overshadowing or overlooking impact on occupiers of neighbouring properties.
“The applicant has worked with the council’s conservation officer to arrive at a design
that would be less harmful to the significance of the designated heritage asset.
“The proposed development would not lead to unacceptable detrimental impact on the
character and appearance of the conservation area, nor would it lead to any significant
adverse impact on the amenity of the occupiers of neighbouring properties.
“In addition, the proposal would not lead to any severe highway safety issues.”
