A GRADE II listed Victorian home in Grasscroft is hoping to add a modern twist to its luxuries if a planning application is approved by Oldham Council.
But the proposal emphasises that the changes will be in keeping with the gothic appearance and style of the existing Wharmton Tower, which was listed in 1986.
The application seeks the demolition of an existing orangery structure and rear porch so a new orangery with lower ground floor level boasting a swimming pool and sauna can be built.
The Design and Access statement, submitted by Studio OL3 Architectural Design, says the changes would ‘provide better living accommodation that suits the current owners’ requirements’.
It adds: “The proposed works include the demolition of an existing large, glazed orangery structure along with an adjacent poorly constructed masonry single storey rear extension.
“A poorly constructed single storey side porch extension is also to be demolished to the opposite side of the existing dwelling.
“A new single storey masonry and glazed construction Orangery is proposed to be constructed.
“There is also proposed to be a newly constructed lower ground floor level which will be sited directly below the new Orangery.
“A new ground floor level is proposed to be constructed by means of excavating the area below the Orangery and into part of the existing garden area.”
The plans show a new flight of spiral stairs in the Orangery, leading down to the swimming pool and sauna on the new ground floor level.
It adds: “The proposed Orangery extension will be constructed using natured coursed facing ashlar stone to match that of the existing dwelling.
“Existing arched windows and door head design is also to be carried over from the existing dwelling and is to be incorporated into the proposed design.
“A parapet wall will be incorporated into the design to closely resemble the detailing of the existing dwelling.
“There will be a flat roof construction with a large powder coated aluminium glazed lantern to afford ample natural daylight into the Orangery below.”
Wharmton Tower was designed by local architect George Shaw, circa 1861, in a similar style to the former Ashway Gap House in Greenfield, which he created in 1850.
A determination deadline for the planning application has been set for Thursday, January 9, 2025.
